Asset Manager

Job Description:

We are seeking a highly motivated to join our dynamic team. This role will focus on strategic planning, leasing, financial analysis, and the development of operational and capital budgets. The Asset Manager will also be responsible for quarterly and annual performance reporting and return analysis for each asset.

Responsibilities:

• Analyze financial terms of lease proposals, utilizing effective lease/rent calculations and net present value assessments.
• Ensure lease agreements align with current market conditions and long-term asset expectations.
• Oversee property operations and management to optimize asset performance.
• Develop, draft, and present recommendations on property operations, capital plans, and investment strategies for the Investment Committee.
• Oversee property-level analysis, including CAM reconciliations, property management contracts, and construction activities.
• Prepare, review, and approve budgets aligned with strategic business plans.
• Conduct economic analyses of lease transactions to ensure alignment with budget and proforma projections.
• Perform in-depth market research to assess asset positioning, market trends, and factors influencing investment decisions.
• Update demographic and market data for strategic planning and reporting.Take responsibility for initial capital and operational budgets, as well as review and approve acquisition underwriting assumptions.
• Review lease agreements, lease abstracts, capital improvement budgets, and operational budgets.

Skills & Experience:

• Bachelor’s degree in Business, Commerce, Finance, Accounting, Real Estate, or a related field.
• Advanced degree and/or professional designation (CFA, CPM) is a plus.Minimum of 7 years of experience in real estate and asset management.
• Strong proficiency in Argus, Yardi, and Excel.Ability to thrive in a fast-paced environment and effectively manage multiple projects.
• Exceptional written and verbal communication skills, with the ability to articulate recommendations clearly and concisely.
